At Family Built Motel, we believe in creating a comfortable and safe environment for all our guests. We have implemented policies and rules that aim to ensure the highest levels of safety and security, as well as promote courtesy and respect.
FAMILY BUILT MOTEL POLICIES
Motel Policy/House Rules
We strive to provide our guests with an exceptionally clean, safe, and friendly Motel experience. The following Motel Policy/House Rules have been established based on industry standards, management, and operational procedures. These Motel Policy/House Rules are a part of our reservation agreement with you. As our guest, by reading and signing your motel registration you are agreeing to abide by all our Motel Policy/House Rules, terms and conditions, and procedures. These Motel Policy/House Rules are presented here to help promote our guests’ safety and enjoyment and to ensure that each guest is aware of the understandings between the Family Built Motel and the guest. Our Motel Policy/House Rules may change from time to time, so please check back often. For the safety of our guest, staff and facilities, Family Built Motel has security cameras around the exterior of our facilities and in the common areas (outdoor areas, common room, washateria, lobby and offices).

FAMILY SUITE
All FBM policies/rules apply to the rental of the Family Suite with the addition of its own policies/rules which are as follows: there is NO housekeeping for the duration of guests stay. All parties are required to keep the Family Suite tidy for duration of the rental. The Suite is stocked with necessities and plenty of towels. If for some reason your party will need more towels during your stay, there is a washer/dryer available in the Common Room. Do not wash the white towels or linens with anything of color. There is a minimum of a 2 night stay in order to book the Family Suite. No Parties or events can be held at Family Built Motel.

Cancellation & Adjustments
With only 16 rooms, the Family Built Motel is a small and intimate boutique property. As such, cancellations of any kind affects us significantly. Any cancellations or changes-of-date must be made by 4pm at least 10 days prior to the date of your arrival.
If any full or partial cancellation is made within the ten-day window, you will be responsible for paying the value of the first night’s stay plus tax (or the value of one night’s stay plus tax in the case of partial cancellation).
Any change of date requests (including shortening a reservation) within 10 days will be subject to a $50 fee. One date change per reservation is permitted, subject to availability and minimum stay restrictions.
At the date of arrival, a shortened stay request will be responsible for the full cost of the original reservation.
All reservations are transferable, and we will gladly host a friend or family member in your place if you need to cancel for any reason.
Smoking Policy
Family Built Motel is 100% smoke and vape free.
For the general safety of the motel and to assure that, our facility is not exposed to items or actions that create an odor that could potentially be unhealthy and objectionable to other guests, we do not permit smoking of any type in our motel rooms. This includes, but not limited to the smoking of tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping cartridges containing nicotine, hookahs, incense, cigars, candle burning, diffusing oils or other strong-smelling plant-based essential oils, and any other synthetic products. Due to the nature of these materials, it is difficult to remove these odors from the air, carpet, walls, and furniture. The cleaning fee for smoking in any room on Family Built Motel’s property is $300.00 per person.
Guests are encouraged to notify staff immediately if they smell cigarette, marijuana, or other objectionable odors. This policy is not intended to stop people from smoking, but to regulate where they smoke and how it affects others. A Designated Smoking Area is available for our guests that do smoke.
Candles, incense, essential oils (diffusing, vaporizing, etc.) are also prohibited. These items and activities will be treated as smoking, a fine will be assessed, and the guest may be evicted with no refund. We ask that guests refrain from use of patchouli oil and other strong-smelling plant-based or synthetic items or products that cause the room to be taken out of service due to objectionable odor. We reserve the right, and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Motel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fees, cleaning fees, etc.
FBM also reserves the right to ask you to leave the motel with your belongings immediately if we shall, in our sole opinion, deem that you have used the motel room in an irresponsible manner. If we deem that you have used the room in a manner that compromises the safety of the room or motel or causes damage to the room or motel property, or to any other guests or staff, there will not be any reimbursement or compensation to you. We reserve the right, and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the motel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fees, cleaning fees, etc.

Pet Policy
Pets are not allowed within any rooms a fee of $150 per night of your stay will be charged to card on file if any evidence of an animal within the room is found. Family Built Motel makes exceptions only for trained service animals for physical assistance, as defined under the ADA, but must be approved by Family Built Motel staff before arrival with proper paperwork. Emotional support, therapy, comfort, or companion animals do not qualify as service animals under the ADA and are therefore not allowed and are subject to a violation fee.
Service animals that have been approved are not permitted to be left unattended in guest rooms under any circumstances. Failure to comply may result in additional fees.

Parking
All vehicle(s) must be listed on the registration at check-in. All vehicles are parked at the risk of the owner. Our parking lot is not suitable for trailers or 18-wheelers. FBM shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the motel property. If a vehicle is left in the motel parking lot after the guest has departed without the written consent of the motel, the motel reserves the right to have the vehicle towed at the owner’s expense. No vehicle repairs on motel premises.

Common Areas
Areas that are for the use of all our guests are subject to all Motel Policy/House Rules.
Our Common room has vending and ice machine for the use of our guests. In the Common Room is also a washer and drier available for the use of our guests at their convenience outside of quiet hours. The Common Room is accessible with your room keycode.
Washateria
A washer and drier is available to our guests in the Common Room. Do not use during quiet time. FBM is not responsible for any damage to items that may occur when using our machines. When washing and/or drying, please do not leave items unattended or do so at your own risk. Please remove items promptly when cycles are completed so that other guests may use machines. FBM does not provide washing or drying materials or detergents. Do not put materials or detergents that are not approved for machine use. Any damage to machines during guest use will be investigated and guest will be subject to damage/incidental fees which will be applied to their card on file.

Quiet Hours
We ask that you respect other guests on property and observe quiet hours of 11:00pm to 7:00am. Failure to comply may result in eviction without compensation.

Check In /Check Out
Check-in any time after 3:00pm daily. As a small property, we cannot honor all early check-in requests, but will do our best to accommodate. If you need to arrive outside of the designated check-in period, please contact us ahead of time so we can make arrangements accordingly. If you need to arrive before 12:00pm, you will need to book the previous night — contact us for details.
Check-out time is 11:00am daily. Late check-out requests are subject to availability. Any check-out later than 11:00am without request or approval will automatically incur a $25 fee for each hour the room is occupied. Check-outs of 1:00pm or later will be subject to a full day charge.
The Family Built Motel does not have a concierge desk. Check in and check out procedures occur on the keypad of the guest room door and are the guest's responsibility. Detailed instructions (including room assignment and unique key code) are sent prior to arrival. For assistance, please contact the phone number sent with check in instructions.

Maximum Occupancy
Room occupancy requirements are based on fire code/fire safety restrictions. Room occupancy is 1-2 Adults and 0-3 children under the age of 18. A fee of $10.00 per additional adult/child under 18 per night.
Any number of guests that exceed the safety limit of the room may be asked to rent another room for the night. This decision is at the discretion of motel staff.

HOUSEKEEPING/ROOM INSPECTION
Our staff is limited and therefor there is no daily staff here at the FBM, and NO daily housekeeping is provided. Housekeeping will be provided for guests whose stay is more than 4 nights, in which housekeeping will occur on every 4th day for the length of your stay, unless you wish to not be disturbed for the entirety of your stay. Please hang your towels for reuse and keep all trash in trash bins. All rooms are cleaned after each guest(s) check out. This is a 100 % NON-SMOKING motel, including medical marijuana. Rooms are cleaned and rented to guests in appropriate condition without any prohibited odor. Staff are trained and skilled in identifying the odors from prohibited items. If our investigation concludes that you have smoked in your room, cooked, or brought a prohibited item into our facility, you will be fined, and evicted without any refund.

Incidental Fees
At the time of check-in, the Family Built Motel will apply an authorization to the credit of your choice totaling the entirety of your stay plus a courtesy hold of an additional $100. The hold will be released at check-out once payment for all incidentals and fees have been received. This fee will also be applied to any excessively dirty rooms. Please be respectful of our facilities.

IN CASE OF EMERGENCY OR FIRE
In case of fire, injury, or other serious emergency, call 911. For any non-serious issues or concerns, please message us and staff will respond as quickly as possible.

Free Wi-Fi Access
Access to our Wi-Fi is free for our registered guests. Wi-Fi signals are subject to change without notice depending on the room’s location, the status of our Wi-Fi-equipment, and interference from other local wireless signals. FBM assumes no liability for guest use.

Damage and/or Theft of Motel Property
You are liable for any damage howsoever caused (whether by the deliberate, negligent, or reckless act) to the room(s), motel’s premises or property caused by you or any person in your party while either staying or visiting the room occupant at the motel during your stay. Family Built Motel Reserves the right to retain your credit card and/or debit card details as they are presented at registration and charge or debit the card such amounts as it shall in its sole discretion deem necessary to compensate or make good the cost or expenses incurred or suffered by Family Built Motel as a result of the information stated above. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the motel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fees, cleaning fees, etc. We will make every effort to rectify any damage internally prior to contracting specialist to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.

Damage Discovered After Check Out
Guest Rooms found with waste strewn around, in complete disorder, and/or “trashed” will be subject to a cleaning/damage fee.

Damage to Room
Damage to rooms, fixtures, furnishing, and equipment including the removal of electronic equipment (if applicable), towels, artwork, etc. will be charged a fee for replacement and labor. Any damage to motel property, whether accidental or willful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. In extreme cases, criminal charges will be pursued.

Damage to Mattresses and Bedding
Damage to mattresses and linen including towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair, or replacement of the damaged article.

Family Built Motel does not accept liability for any errors and/or omissions and reserves the right to change the information published at any time and without notice.

Booking
By booking with us you consent that you have both read and agree with all our policies and are therefore subject to any and all fees that may occur. Completing a booking is a lawful agreement to our terms and conditions above.
